Serenity Rental Agreement
This agreement
constitutes a contract between the guest(s) and Serenity owners Phillip
and Patty DiGregorio. If Guests violate any of the conditions of
this Agreement, Owners may terminate this Agreement and enter Premises.
Upon notice of termination of this Agreement, Guests shall vacate the Premises
immediately.
CHECK-IN TIME is 4:00 P.M. Keys may be available before these
times, but there is no guarantee. Guests wishing to check in early must
contact the owners one day in advance to see if early check-in is possible.

PAYMENT
POLICY: When booking a stay we require a deposit of ½ of the
rental fee, with the balance due thirty (30) days prior to arrival. The
final payment must include, a security deposit of $300 (refundable) and
a one time cleaning fee of $125 if using one level or $175 if both levels
of the house are used. The security deposit will be refunded within two
(2) weeks after inspection of property. Payments can be made through PayPal
online or by check. Checks should be made payable to "Patty DiGregorio"
and mailed to: 1839 SE Parkview Circle, Milwaukie, OR 97267. All bookings
made within two weeks of occupancy must be paid in full by cashier's check,
PayPal or Bank-to-Bank wire transfer.

CANCELLATION POLICY: If you cancel your reservation for any reason you will ONLY be refunded your cleaning fee and security deposit. NO refunds will be given for cancellation or interruption because of bad weather. Top of Page
MAXIMUM
OCCUPANCY: Accommodations are limited to eight (8) occupants. Guests
are subject to charges if policy is not followed.

NO HOUSE PARTIES: We accept families, married couples, and responsible
adults over the age of twenty-five (25) ONLY. You certify that you
understand the limitations placed on the number of persons permitted to
occupy the premises and agree to abide by such limitations. Top

PETS ARE NOT PERMITTED. This policy is strictly enforced. The Owners reserve the right to cancel your rental reservation and occupancy of rental, plus charge $200 to treat the property for fleas. Top of Page
KEYS
AND FRONT GATE CODE. Guests will be given location and code for the
lockbox, and entrance code for the front gate after final check is received.
You will receive two sets of keys.
Lost Keys: The cost of re-keying the house due to lost or unreturned
keys will be charged to the security deposit. Top

PARKING: There is parking for four (4) vehicles: two (2) must be
housed in the garage and two (2) in the driveway. RV's, motor homes, and
trailers are not allowed on the street or in front of the house.

LAUNDRY & CLEANING: A starter supply of toilet paper, bath soap, and dish soap will be provided. Follow detergent directions when using the washing machine. Top of Page
TRASH & RECYCLING: Set garbage out Sunday evening if full. One full garbage can is allowed per stay. Garbage pickup is Monday morning at 5.30am. Any excess garbage fees will be deducted from the deposit. The garbage can must be placed in the street at top of drive and the cover secured with a bungy cord to protect from high winds. Please call 503-392-3438 to leave the address, (6305 Southview Loop, Pacific City) on the recording for pick-up. Please recycle. A recycling container is in the garage. DAMAGES: Any damages, excluding normal wear and tear, will be deducted from the security deposit. Damage Deposit: $300 per visit. Top of Page
TELEPHONE POLICIES: For emergencies the local house number is 503-965-6864. The phone is limited to local calls only. All other calls must use a calling card, 800 number or phone card. Collect calls to the cabin cannot be accepted. Top of Page
DEPARTURE: Load all dishes and start dishwasher. Set both thermostats (upper and lower levels) and fireplace to "OFF". Failure to turn off heat will result in a security deposit charge. Take all food from freezer or refrigerator with you or place it in the trash. Turn off all faucets and lock all windows and doors. Unless you have been given specific permission for a late checkout, all guests must be out at 10:00 a.m. Failure of any of the above may result in the partial loss of your security deposit. LIABILITY:
Guests agree to indemnify and save Owners free and harmless from any claim
or liability for any loss or damage whatsoever arising from, related to, or
in connection with the rental of the above premises, including but not limited
to any claim or liability for personal injury or damage or loss of property
which is made, incurred or sustained by guests or any guest invitees.
